Kevin is the Broker / Owner of Clearwater River Realty, Inc., the company he founded in 1993. Born a 5th generation Montanan, his extensive knowledge of Montana enables him to shoot straight with knowledge behind him and to not only present the positives of a property, but the negatives as well. He has extensive knowledge of all aspects of land use and development including hunting, fishing, pond development, water management, tax advantaged conservation easements, wildlife management, habitat development, roads, and ecological concerns as well as an understanding of local politics, all enabling you to realize your goals more quickly. He believes in advancing his real estate education and has obtained his CRB (The Council of Real Estate Brokerage Managers), GRI (Graduate of Realtors Institute), RRS (Resort and Recreational Specialist) designations, as well as extensive real estate brokerage management and supervision. KEVIN'S CONSERVATION SUCCESS STORIES
In Swan and Blackfoot Valleys these are all considered large/significant holdings.
  1. Gordon Ranch - Over 600 acres of scenic Swan Valley/ big game winter range (Conservation Easement with the Montana Land Reliance restricting subdivision).

  2. Lippincott property - Over 140 acres land fronting the Swan River / big game migration corridor (Conservation Easement with the Montana Land Reliance restricting subdivision).

  3. Garlick Swan River - 220 acres, Over 1 mile of Swan River frontage. The Garlick's have in the past allowed locals to fish and hunt on the land (Conservation Easement with the Montana Land Reliance restricting subdivision and preserving view shed).

  4. Conrad Ranch (O'Steen) - over 300 acres of critical wildlife migration and scenic view shed (Conservation Easement with the Montana Land Reliance restricting subdivision).

  5. Conrad Ranch (Tarvin) - 160 acres of big game winter range and habitat (Conservation Easement with the Montana Land Reliance restricting subdivision, scenic view shed and habitat).

  6. Iverson Blackfoot River - 162 acres with over a half mile of Blackfoot River frontage (US Fish Wildlife Service/ DFWP Conservation Easement preserving scenery and restricting building).

  7. Bert Blackfoot River - 211 acres with over a half mile of Blackfoot River frontage (US Fish Wildlife Service/ DFWP Conservation Easement preserving scenery and restricting building sites).

  8. Wildlands Preserve - 35 acres on Placid Lake, Montana (Conservation easement with Five Valleys Land Trust restricting subdivision and preserving wetland habitat and lakeshore).

Kevin has been involved with sensible development of over 1080 acres of former Plum Creek Lands which, according to the Missoula County/Swan Valley Comprehensive Plan would have permitted one dwelling per 10 acres. The potential for 108 parcels was limited to 23 parcels by restrictive covenants and preserving habitat and Grizzly Bear Linkage Zones in Swan Valley.

Kevin and his partner donated 80 acres of land that was a USFS in-holding in the Big Hole Valley to a local Community Foundation and subsequently orchestrated a sale of that land from the Community Foundation to USFS. This big game and sheep habitat became public access lands.

Clearwater River Realty financially supports the Corporation for the Northern Rockies, Swan Valley Ecosystem Center, Rocky Mountain Elk Foundation, Montana Land Reliance, Montana Wilderness Association, and the Blackfoot Challenge (preserving the Blackfoot River).
